Vasakronan’s interim report January-September 2026

Stable earnings and continued financial strength

  • Rental revenue amounted to SEK 7,112 million (7,049). For comparable property holdings, the decrease in rental revenue was 1%.
  • New lettings corresponding to 95,000 square metres (103,000) and annual rent of SEK 596 million (469) were contracted. Net lettings amounted to SEK -125 million (-7).
  • The occupancy rate for the total portfolio was 87.1%, down 0.60 percentage points compared with the end of 2025.
  • Operating surplus amounted to SEK 5,224 million (5,231). For comparable property holdings, the decrease was 2%.
  • Net interest amounted to SEK -1,416 million (-1,367) and the interest coverage ratio amounted to a multiple of 3.5 (3.7). The net interest expense increase was primarily due to higher interest-bearing liabilities in the first six months.
  • Income from property management declined to SEK 3,580 million (3,650), primarily due to the increased net interest expense.
  • The change in value of investment properties amounted to SEK 794 million (339), corresponding to an increase of 0.5%. The market value of the property portfolio amounted to SEK 183,363 million, compared with SEK 181,812 million at the end of 2025.
  • The share of Taxonomy-aligned investment properties was 75%, up compared with 68% at the end of 2025.

“So far this year, we have signed new leases and completed renegotiations with a combined annual rental value of SEK 1.8 billion. The market is polarised, but the lettings completed during the quarter confirm that demand for high-quality properties in attractive locations remains strong. At the same time, new lettings are not yet fully offsetting terminations, which is why maintaining a high pace of letting activity will remain our top priority going forward,” says Johanna Skogestig, CEO of Vasakronan.

“Our financial position is strong. This provides us with a solid foundation and the financial flexibility to continue developing our offering and creating long-term value,” says Johanna Skogestig.
